The borough average fell to £316,210 in July, down £7,059 in a month and the sharpest drop since December 2024. Only Hertsmere fell further in the county.

The average Stevenage home was worth £316,210 in July 2026. That is £7,059 less than in June, a fall of 2.2% in a single month, and the sharpest monthly drop the borough has recorded since December 2024.

The figures are from the UK House Price Index, which HM Land Registry published on 16 September. They cover Stevenage borough only, so Hitchin, Letchworth and Baldock are not in them.

It undoes most of a strong June. When we reported the June figure the borough was on £323,429 and running at 4.7% a year, more than double the English rate. June has since been revised down slightly to £323,269, and the annual rate has now dropped to 1.8%.

What fell, and by how much

Every property type in the borough went down on the month, by almost exactly the same proportion.

Flats are the one type worth £1,747 less than a year ago. They are also the cheapest way into the borough by a distance: a typical Stevenage flat is £142,461 below a typical terrace.

The first-time buyer average is £279,901, down £6,161 on the month and up 1.9% on the year.

Thirteen months of the Stevenage average

The chart makes the pattern clear. Stevenage has spent the last year going up and down in alternate months rather than travelling in one direction. June was the strongest month in the series and July the weakest. The borough is still £18,947 below its November 2022 peak of £335,157, almost four years on.

Stevenage against the rest of Hertfordshire

England as a whole rose 0.7% in July and Hertfordshire rose 0.1%. Stevenage fell 2.2%. Only one of the county’s ten districts fell further.

Stevenage remains the cheapest district in Hertfordshire, and the gap has widened. A typical home here is now £153,264 below the county average of £469,474, and £88,089 below the next cheapest district, Watford. It is the only Hertfordshire district under £400,000.

Against the country, Stevenage is still £22,731 above the English average of £293,479.

Why one month is not a trend

The borough’s UKHPI figure is built from a small number of sales. Land Registry recorded 64 Stevenage sales in May 2026, the most recent month for which it publishes a volume. In the twelve months to May the monthly count ranged from 51 to 105. A handful of expensive or cheap completions moves a mean average of that size around.

Three things are worth holding on to before treating July as a turn in the market:

  • It is a mean, not a median. UKHPI averages every recorded sale, so one large detached sale in a month of 60 transactions shifts the number.
  • It gets revised. June has already been restated from £323,429 to £323,269 since we last wrote about it, and July will be revised too as more sales are registered.
  • Stevenage alternates. Eleven of the last twelve monthly moves reversed the direction of the month before. That is the shape of a thin dataset, not necessarily the shape of the market.

Sales volumes are also still being counted. Land Registry has so far registered 300 Stevenage sales for January to May 2026. That number will rise as registrations complete, so it is not yet a like-for-like comparison with earlier years.

What it means for you

  • If you are buying, the borough average is back roughly where it sat in October 2025. Flats are the only type cheaper than a year ago, at £171,538.
  • If you are selling, one month does not set an asking price. The twelve-month picture for Stevenage is still positive, at 1.8%, though it is now weaker than the county’s 2.7%.
